Moving to Hilton Head: what to know before you buy
By Chris Haro · October 14, 2026
Before you buy on Hilton Head Island, pick your community first, learn what the HOA covers, and plan for insurance and storm preparation. The island is a collection of very different neighborhoods, and the right one depends on how you want to live.
Start with the community, not the house
Hilton Head Island is a set of separate neighborhoods, each with its own rules, amenities and feel. Some are gated with golf and beach clubs. Others are quiet residential streets close to shopping. Decide how you want to spend your days, then find the community that fits.
Learn what the HOA covers
Most island neighborhoods have an association. Ask what the fees include, how often they change, and what the rules say about exterior changes and short-term rentals. Read these before you fall in love with a house.
Plan for insurance and storm season
Coastal homes carry different insurance needs than inland homes. Get quotes for homeowners and flood coverage early, because the numbers can change what you can comfortably afford.
Take the time to tour
If you are moving from out of state, ask for video walkthroughs and neighborhood drives first. When you do visit, see your top choices in a single trip so you can compare them side by side.
